What does a fire door inspection include?

Our Fire door inspections are a detailed visual check of a building’s fire doors to ensure they meet safety standards and function properly. These inspections are crucial for passive fire protection, helping to stop the spread of smoke and fire.

During inspections, our third-party accreditation by BM Trada Q-Mark, ensures that fire door installation and maintenance are compliant and of the highest quality. Our inspectors also hold FDIS (Fire Door Inspection Scheme) certification.

You can expect:

  • Examination of the door's hinges, hardware, locks, and latches.
  • Checking the door's seals, including cold smoke seals and intumescent strips.
  • Ensuring the door closes automatically as designed.
  • Assessing the stability and condition of the door's hinges.
  • Measuring the gaps between the door and its frame to ensure they're within the specified limits.
  • Confirming the door's certification against fire safety standards.
  • Looking over any fire door signage for compliance.

During the inspection, our team will take photos and make notes in Bolster, our record-keeping software. We'll use this information to create a report detailing any breaches, recommendations and BM Trada approved remedial action required for fire safety compliance.

How often should you have a fire door inspection?

First, it's key to understand that fire doors are vital for a building's fire safety. They help prevent fire and smoke from spreading, which can save lives when there's an emergency.

How often should you get your fire doors checked? It really depends on several factors:

  • The type of building you have.
  • The level your fire doors are used.
  • Any specific regulations or requirements in your area.

Generally, you should inspect your fire doors at least annually, but it’s important to consider that some places have specific regulations for fire door inspections. For example when they're being used often like, in a busy office or hospital, they might need more frequent checks.

Are you the appointed Responsible Person for this property?

All commercial and certain types of domestic buildings have a legal obligation to entrust Fire Door safety to a nominated ‘responsible person’ – this is often the building manager or perhaps the building owner themselves.

What are the key duties of a Responsible Person (RP) in fire safety? Here's a breakdown:

  • Regular Fire Risk Assessments:
The RP needs to evaluate the building for fire risks and identify any hazards. They should also implement strategies to minimise fire risks as much as possible.
  • Maintaining fire safety equipment:
This includes items like smoke detectors, fire alarms, extinguishers, and emergency lights. The RP is responsible for ensuring that all this equipment is kept in working order through regular maintenance and testing.
  • Developing a fire safety plan:
The RP must devise a plan detailing actions to take during a fire, including evacuation routes, assembly points, and emergency contact information.
  • Training on fire safety:
The RP has to make sure everyone in the building knows the fire safety procedures and understands what to do in the event of a fire.

The RP is responsible for keeping everyone safe during a fire emergency. It's crucial that they take their duties seriously and work hard to create and maintain a secure environment for all occupants.

Are fire door inspections a legal requirement?

According to the Regulatory Reform ( Fire Safety ) Order 2005, – it is the responsibility of the responsible person to familiarise themselves with any, and all new or altered recommendations in order to remain legally compliant with fire safety guidance.

In the UK, according to the Building Safety Act January 2023, commercial buildings must have their fire doors inspected every 6 months. Buildings that are taller than 18 metres should have domestic fire doors checked every 12 months and communal areas every 6 months.
